This is a traditional brick built semi-detached house which has been modernised and extended to great advantage, offering both comfortable and stylish family living space.   Both the kitchen and bathroom have been refitted and the addition of the exceptionally large and light family room/conservatory completes this home to a high standard.

All bedrooms are double in size and offer fabulous views of the open countryside. With three double bedrooms upstairs.  The Master bedroom having an adjoining dressing area which offers various options of either a nursery bedroom, en-suite or as now, dressing/storage space.  The fourth bedroom currently situated on the ground floor could easily become a large study or further reception room.

The addition of a large glazed section (conservatory) to the family room gives a whole new dimension to this stylish home creating a living space also useful for practical dining and entertaining.  Double doors lead out from the conservatory to the rear garden which has a gravelled sun terrace with steps leading up to a large expanse of lawn and a timber deck area.

A further pleasant reception room is opened via an archway to the kitchen currently used as a second sitting room.  This could also be used for formal dining if required.

The immaculate kitchen is well fitted with classic white units maintaining the light, bright look throughout the house.

Leading off the kitchen is a useful utility room offering space for the usual laundry equipment.

There are stunning views to both the front and rear of the property overlooking the beautiful open countryside of Herefordshire.  There are large gardens to both front and the rear, principally laid to lawn; the front garden featuring a large (covered) pond and the rear garden having a decked area with established flowerbeds surrounding.  There is plenty of scope for a keen gardener to have an ample vegetable patch or add further landscaping.

NB. The ground floor bedroom may be useful for an elderly relative as the ground floor WC is simply across the hallway and there may well be space to install a ground floor shower if required.

IN SUMMARY (Agents opinion)

This is a surprisingly spacious home which has a great flow to it.   It would accommodate a family as well as a professional couple, having larger than average reception space and a very smart kitchen.  Lovingly maintained throughout and with a great deal of care and attention applied to the décor and detail.

I really like the position, closed to the village but still offering far reaching rural views.  We would certainly recommend a viewing.

Situated on the edge of Llangarron village, the location of the property could suit may buyers, giving access to the church, village hall and amenities.

FOR SAT NAV USERS THE POSTCODE IS HR9 6NH

LLANGARRON  is a small village, within seven miles of the towns of Ross-on-Wye and Monmouth  The village centre is home to the small church of St. Deinst, a Briton (Celt) who lived in the sixth century AD and became bishop of Bangor.  A church has existed on the site since at least the early eleventh century.  The village no longer possesses a post office or pub.
The name of the village refers to the Garron brook, a tributary of the river Wye; the llan element is Welsh, roughly meaning "village".
LLANGROVE VILLAGE is now quite a large village with a mix of housing from old stone cottages to modern executive homes.  Working as an agent for some years it does seem to be quite sought after, probably because it is just off the beaten track but very accessible to local market towns and the A40. Ross-on-Wye is 15 minutes and Monmouth slightly less (by car).  My family has lived here for 20 years or so and we have always found it to be a real community.  Lots of events go on at the school and the village hall from fetes in the summer with Monmouth Town Band playing.  Flower festivals in the pretty Victorian Church.  The annual Flower Show is hosted by the Gardening Club and competitors show everything from vegetables to flower arranging and home baking. WI, Yoga and Line dancing and Playschool all seem to take their turn to use the village hall.  There is a village pub serving meals and beer.  Llangrove has an excellent primary school, recently modernized, for children up to the age of 11 years.  For more information, follow the link to www.llangroveprimary.ik.org/

MONMOUTH  itself is a thriving town with excellent shopping facilities including three supermarkets in the centre.  There is a delightful period cinema which is undergoing a refurbishment programme and an excellent Leisure Centre with swimming pools, gymnasium, etc.  There is a wide range of eating and drinking venues from interesting coffee shops to French cuisine.

ROSS-ON-WYE  has all the shopping you are likely to need including three supermarkets.  All the extra things you associate with a tourist area are also available in and around the town i.e. gift shops, tea rooms, antique shops and restaurants for all budgets.  The river area below the ‘Prospect’ is a very pleasant place to spend time, particularly in the summer, watching the world go by at one of the riverside pubs, or perhaps the regatta from the boat house.  There is a public swimming pool and a modern library.  Markets are held on Thursdays and Saturdays in the centre of the town in the old market place.

MOTORWAYS  The M50/M5/M4 are all reasonably close giving good access to major cities i.e. Birmingham, Bristol, Newport, Cardiff, Bath, Cheltenham, Gloucester all within approx 1.5 hours drive away.  Hereford is 16 miles.

RAILWAYS  Available at Gloucester, Hereford or Newport.

SCHOOLS  For so many parents good schooling is a major concern and Monmouth and Ross-on-Wye can offer it all, with excellent comprehensive schools with a wide 6th form syllabus and two highly reputed private schools, Haberdashers for Boys and Girls
