No 1 Japonica is really the most charming of period cottages you could wish for. Immaculately styled throughout, the house literally exudes charm and personality and amazingly has an air of grandness. Much bigger than you would imagine from the outside (it really must be viewed to appreciate the size and the standard of the interior). The integral porch opens to a delightful Sitting Room with a cosy ambience enhanced by the attractive fireplace with a period mirrored over mantle. An Inner Hallway opens to the Dining Area which with its whitewashed stone walls still has character but is a light space with French doors opening to the courtyard garden. The Kitchen whilst not a large room has been designed with great care by a former professional cook. It has a central workstation made from brick with granite worktops and shelving and wine rack and space for the microwave and is a real focal point. The brick chimney breast incorporating the stainless steel cooking range adds to the look with smart white units with illuminated cabinets and neat black worktops. French doors make the room light and bright and again offer access to the rear courtyard garden.
The mahogany banistered open tread staircase leads from the Sitting Room to the first floor landing. Two good double bedrooms are situated on this floor each one having built in wardrobes. Bedroom Number Two has two windows with window seating and a walk in wardrobe – well fitted with hanging rails, shelving and mirrors as well as a fitted dressing table with spotlighting. The Family Bathroom is very plush with stunning black marble effect tiling white fittings and a fabulous walk in large, wet room- enclosed shower area all done to an excellent standard. A further staircase leads to the second floor which has space for a small home office and leads on to the Master suite. This bedroom has plenty of wardrobe space into the eaves .It also offers a well organised very chic bathroom with another large, wet room style enclosed shower area. Outside the cottage has a very neat frontage with pretty window boxes. There are no restrictions outside the cottage for parking cars, however at the bottom of the road is a large community off road car park specifically for residents. The garden is to the rear of the property and whilst small, it is neat and walled to one side with gravel base and timber raised flower bed. There is currently space for a barbecue, a cubby area for storage and for table and chairs and some pretty flower pots. Obviously little or no maintenance is required but offers the perfect space to enjoy a cup of coffee on a sunny morning or a glass of wine on an evening. IN SUMMARY This is a really charming home, we were both very taken with it. The living space is so practical and beautifully styled. It felt quite grand for a cottage, the current owner has furnished it beautifully with some very nice pieces and these may well be available to purchase so you could take on the whole look if you chose. However the fabric of the building is well organised, maintained and surprisingly big. The garden is small but neat and for someone who doesn’t want maintenance absolutely perfect. The location is just charming, with local inns and restaurants all within easy walking distance and of course the Old medieval Abbey which pulls in the tourists at the other end of the village. Book a viewing we are sure you will love it too. SITTING ROOM 17FT6 X 16FT6 Inset spotlights and wall lights. Three windows to front aspect.
