The hamlet of Penrhos is set in the rolling countryside between Monmouth Abergavenny and Raglan on the Welsh English Border. Just opposite the pretty church was the old school building . Now converted into two really large & very attractive homes both of  which have large tracts of land and space.
The Old School House is probably the largest of the two and the current owners have made it into a fabulous family home, managing to marry modern and period design together in a way that made me positively drool. This couple could make a living as stylists I am sure. .The reception space is incredible with a wonderful Sitting Room with the original large arched windows and cruck beams, original pine floorboards and a large open fireplace as well as a gallery.  A short flight of steps lead down to another sitting area (Snug) lined with modern bookshelves, which again opens to a particularly large sun room/ conservatory with views down the gardens and  to the swimming pool .You can imagine hosting great parties here.  The Dining Room is light and bright accentuated by the large windows again overlooking the gardens and with a working fireplace which with space for  a massive dining table really sets a lovely scene for anyone who likes entertaining in style  Also leading off the sitting room is  the old school cloakroom now utilized very practically as a Study again featuring an open fireplace.
The big Farmhouse Kitchen is a really attractive room with modern country styling, with pale painted units. Currently fitted with both an oil fired range and a large stainless steel range  (serious cooks will be in their element) There are spaces  for two large fridge freezers as well as a central (large) dining table and a seating area.
The Utility room just off the kitchen has a solid wood work top, butler sink and space for machines. Further to this utility is a ground floor Cloakroom itself a very spacious room with a complete bathroom suite plus shower cubicle.
Upstairs leading off the gallery are the four individual light  Bedrooms each painted in shades of white  (Farrow and Ball)  paint. Beautifully styled with three bedrooms having their own ensuite and a the fourth having use of the family bathroom. The Master Bedroom with a mezzanine floor and open to the eaves.
Outside there is a large gravelled parking area with space for quite a few cars and caravan if required. The bulk of the gardens to the rear with views over the countryside.  A pretty area with plenty of established trees and shrubs and a delightful sitting area leading down to the Swimming Pool . The owners assure me that they and their children have had great fun with the pool over the years and it is kept in excellent condition. Further to this is a small Orchard with a selection of fruit trees and of course the Paddock. There is another detached building currently used as a Studio extensively  fitted with cupboards worktops, sink etc. This could fit the bill for so many uses from small granny annexe to office space or sewing room whatever your lifestyle demands.
The Detached Garage with an up and over door and a storage area tucked away unobtrusively in a corner.

IN SUMMARY
This is an absolutely charming home, welcoming, incredibly light and brimming with period details as well as  a great layout of rooms. The interior and come to that exterior space are amazing and make for a really practical family home, set in an idyllic location, who could resist?. All the extras ie the period details,  the sympathetic styling, the pool the paddock, the separate studio all just adding that extra dimension.
This home could work very well for a small hobby Bed & Breakfast business with the space, ensuites and location on the Welsh Borders very close to Raglan Castle etc and the Wye Valley.
Just as a footnote this is one of the largest semi’s you are ever likely to find but don’t let the fact it is not detached deter you as both houses face out in opposite directions towards their own land. Do bear in mind that  in such a rural location it can be very useful having a neighbour. Security is not normally an issue hereabouts but hey it can happen.
We think for any serious buyers this is an absolute  must to view.

To the front of the property is the small lane which leads further into the hamlet of Penrhos. NB this lane is very rural and traffic absolutely minimal. The front garden is enclosed with neat hedging and trees . A  neat brick pillared entrance with gravelled driveway is the vehicular entrance leading to  the garage and storage area or in the opposite direction to the side & front of the house . The extreme front has been very prettily sectioned off with a decorative arch and large flower pots making a very attractive seating area with space for table and chairs. This surrounded by a hedge and a small wrought iron gate for visitors on foot.
To the rear are several  individual areas of garden with seating spots strategically placed, perhaps facing the pool the pond or the orchard etc. The gardens are well established with many varieties of shrubs and trees and include lawned areas as well as a small orchard. There is a green house, toolshed as well as  some fruit cages  .At the far end is the small paddock, ideal for a small pony etc.

PENRHOS is a small and very rural hamlet . Just a tiny community centered  around the ancient and lovely Church of St Cadoc. On the opposite edge of the village is a Bhuddist retreat centre. The whole village is surrounded by beautiful countryside.  Approx 10 minutes drive ( it will seem longer but we timed it ) is the  larger village of Raglan where there is an excellent supermarket, hotel/ restaurant ,butcher shop and a post office. Slightly further (approx 20 minutes) drive are the towns of Abergavenny and Monmouth.

RAGLAN VILLAGE is almost not a village it has so many amenities . How many can you think of that have a busy supermarket with a bakery and butchery section, there is also a post office a fish and chippie. A garage selling petrol as well as car maintenance. There is another butcher shop as well as a clothing/gift shop, doctors surgery and a busy hotel with an excellent restaurant. The fabulous Raglan Castle is open to visitors and there is a golf course close by, just one of the many available in the vicinity You can understand why this village is so sought after and well regarded.

ABERGAVENNY is a town with a real buzz particularly on Market days (Tues and Sat) when the town is full of shoppers who are heading for the large indoor and outdoor markets. This market located in the centre of town has stalls selling everything from eggs to makeup, vegetables, fruit you name it you can find it here. The main High Street has a variety of shops, mostly privately owned selling quality goods to cheap jack as well as some of the bigger chain stores. There are plenty of places to eat from street cafes to restaurants.

MONMOUTH itself is a thriving town with excellent shopping facilities including three supermarkets in the centre. Since the arrival of Waitrose ,Marks and Spencers have now taken a shop as well as several other large chains arriving in their wake but still with a healthy mix of privately owned shops. There is a delightful period cinema which is undergoing a refurbishment programme. The excellent Leisure Centre with swimming pools, gymnasium etc. There is a wide range of eating and drinking venues from interesting coffee shops to French cuisine.

SCHOOLS For so many parents good schooling is a major concern and Monmouth can offer it all, with an excellent comprehensive school with a wide 6th Form syllabus and two highly reputed private schools, Haberdashers for Boys and Girls.
