If you have always wanted to have a go at running your own business then this may well be just the ticket. The Walnut Tree has been a very successful business for many years now and only now on the market due to retirement. Therefore giving a great opportunity to any new owners to craft their own niche in a business that should give many years of profitable income.
For anyone who doesn’t know the Symonds Yat area the name means gateway and aptly describes the River Wye wending its way through a rocky gorge (gateway through the rocks ) separating the Royal Forest of Dean from Herefordshire and on towards Monmouth. It is particularly scenic and attracts a large amount of visitors year on year. Over the years little businesses have opened along the river banks and include tea rooms, public houses, restaurants, canoe hire and climbing all very much sought after and appreciated by the tourists and walkers who all flock to the area. The River also has pleasure craft plying their trade in flower decked boats as well as two ferry boats. The ferries carrying people from SymondsYat West to Symonds Yat East (different sides of the River) all through the summer. The season is longer than coastal areas and from early Spring to late Autumn, Christmas and New Year this area still continues to get business. With a promised increase of tourism in the UK due to the recession all very helpful news when considering your purchase.
The Walnut Tree was originally a small traditional cottage with fabulous views in Symonds Yat West but over the years has been extended and ensuite rooms added to cope with the demands of modern tourism. The Walnut Tree has a good client base and excellent repeat business. Certainly there is little if any competition on this side of the River. However all the accommodation providers here work together, networking bed spaces rather than letting trade leave the area.
This could be a wonderful opportunity to run a B & B along side building up trade by opening up the bar & restaurant perhaps to the public as well as residents and earn a good living from day one and to try your hand at being host.
IN SUMMARY
This super little guest house has prime position in a Tourist Hot Spot with little competition on this side of the River. Great views which guest will love and all the rooms are ensuite. There is personal space which includes your own private Sitting Room. With established trade and still plenty of room for improvement and forecasts for a huge reaction against holidays abroad, the Walnut Tree is a little goldmine. With a little expenditure and flair this could provide top quality boutique accommodation. Having run a guesthouse myself for 20 years in the area I would have given my eye teeth for the position this guest house has. If you have considered running a B & B this really should be at the top of your list. All in all, a great opportunity.

OUTSIDE
Like most of the properties along the Yat the driveway is fairly steep but perfectly accessible. The neat parking area has sufficient spaces for approx 9 cars with a tarmac surface. There is also a gated footpath entrance with neat overhead sign that leads to the stone terrace and the views. The pretty gardens and lawns terrace up behind the Walnut tree and whilst not completely flat there is plenty of space that can be enjoyed without cloved feet as you can see from the photos (a major plus in this area). The gardens feature seating areas to enjoy the view, established fruit trees an ornamental pond and pergolas and a large area of lawn. Becoming quite steep at the top into the wooded area above. There are two large neat sheds used for workshop and storage.

VIEW OF THE WYE
SYMONDS YAT WEST AND EAST
The word Yat means gateway and the villages of Symonds Yat West and East are a particularly scenic location where the river Wye winds through the hills separating the Royal Forest of Dean from Herefordshire and Monmouthshire hence a gateway though the hills.
Symonds Yat West and East simply the two villages facing each other across the river. These two villages are an absolute magnet for tourists in the summer months with passenger boat and canoe centres offering trips up and down the river. Walkers, climbers city folk and the locals all gravitate here.
Since there is no direct bridge between the villages, two of the local public houses run Ferrie boats for passengers wanting to cross, an old tradition but still much used. There are two bridges in each direction at the Biblins and at Huntsham making a circular route possible albeit longer. Charming Tea Rooms, Restaurants and Hotels and B/B’s all plying their trade in both villages and the popularity never seems to wane understandable as it really is a very pleasant sunny spot for whiling the time watching the world go by. At the top of Symonds Yat East is the famous Yat Rock where there is a viewing point and tourist centre where tourists can look down and survey the whole Gorge. The whole area full of little footpaths and walks through the woods or alongside the river.
WHITCHURCH VILLAGE is a village with amenities, it has a shop and post office. There is a village pub The Crown which has quite a thriving restaurant. The village hall hosts all manner of events including furniture auctions, flower arranging classes etc. There is a Spa shop at the garage which opens quite long hours and even a café.There is another café at the other end of the village and also a furniture wholesaler.
For river trips and riverside pubs just a short distance into the river gorge @ Symonds Yat West and you have the whole tourist gamut
Ice creams, varied restaurants and all in a beautiful setting .Plus a beautiful riverside church wherein summer months brides have been known to arrive by boat.
ROSS-ON-WYE has all the shopping you are likely to need including three supermarkets. All the extra things you associate with a tourist area are also available in and around the town i.e. gift shops, tea rooms, restaurants for all budgets. The river area below the ‘Prospect’ is a very pleasant place to spend time, particularly in the summer, watching the world go by at one of the riverside pubs, or perhaps the regatta from the boat house. There is a public swimming pool and a modern library. Markets are held on Thursdays & Saturdays in the centre of the town in the old market place.
MONMOUTH itself is a thriving town with excellent shopping facilities including three supermarkets in the centre. There is a delightful period cinema which is undergoing a refurbishment programme. The excellent Leisure Centre with swimming pools, gymnasium etc. There is a wide range of eating and drinking venues from interesting coffee shops to French cuisine. Markets held on Friday and Saturday with regular Farmers Markets too .
SCHOOLS For so many parents good schooling is a major concern and Monmouth and Ross-on-Wye can offer it all, with excellent comprehensive schools with a wide 6th form syllabus and two highly reputed private schools, Haberdashers for Boys and Girls .There is a very good primary school in the next village of Whitchurch and also Playschool.
